Case Studies 

Topland is opportunity-led, and as a consequence has a wide ranging portfolio. The following are a few examples of the assets we have invested in:

Saddlers Centre, Walsall 

Topland acquired the Saddlers Centre in Walsall in February 2013, taking advantage of the less favoured regional retail investment market. Since purchase, as well as undertaking over 70 lettings, Topland has intensively refurbished and managed the centre bringing new national retailers to the scheme, increasing footfall and improving the retail experience for customers and have maintained the WAULT.

During 2015, Topland restructured the former Argos store and secured TJ Hughes to join M&S as an anchor tenant for the scheme as well as creating a new NHS walk in clinic. Topland also launched a new food court, anchored by Burger King and as a consequence footfall has surged. Topland continue to undertake lease renewals and lettings, and to improve the scheme.

Marks & Spencer portfolio

In 2001 Topland carried out a significant sale and leaseback deal acquiring 78 Marks & Spencer retail stores. This presented the opportunity to work closely with one of the UK’s principal retailers. The portfolio’s value increased significantly over time and was sold in September 2016.


Brittany House, Putney 

In order to take advantage of the increasing capital values in Putney, Topland acquired Brittany House, a block of 24 flats in November 2013. Brittany House is a well located freehold property overlooking Putney Lawn Tennis Club and close to Putney High Street. This acquisition demonstrated Topland's ability to move very quickly to acquire off-market opportunities.

Topland undertook a partial refurbishment and sold one apartment individually to demonstrate individual unit values. The remaining block was then sold in Q4 2015, providing a 40% profit on cost.
