Topland Vintage Completes £21m Bayswater Sale

Sol Zakay’s Topland Vintage, in joint venture with Concept Bespoke, has completed the sale of ESCA House, a fully consented prime residential development opportunity in Bayswater, London W2, for £21 million.

Located on the prominent corner of Palace Court and Moscow Road, and moments from Kensington Gardens, ESCA House is exceptionally well connected, with Bayswater Underground Station (District & Circle lines) close by and both Notting Hill Gate and Queensway within easy reach.

Topland Vintage acquired the property as a vacant office building and subsequently secured planning consent for a high-quality residential redevelopment designed by Ross Alexander Lambie Architects. The approved scheme includes demolition behind the retained façade and a two-storey roof extension, delivering 17 private residential apartments across a mix of studio, one-bed, two-bed and three-bed homes.
